Land types & ownership caps
iTaukei (native) land
About 90% of Fiji's land. It cannot be sold — only leased, typically through the iTaukei Land Trust Board (TLTB).
State land
Government-owned land leased via the Department of Lands. Common for commercial and industrial sites.
Freehold land
A small share (~8%) that can be bought and sold. Foreign buyers face limits on residential freehold near town boundaries.
Foreign ownership caps
Foreigners generally cannot own residential land within municipal boundaries; commercial and investment leases remain open with approval.
Securing a lease — four steps
Identify the land type
Confirm whether the site is iTaukei, State or freehold — this sets the entire approval path.
Secure consent
TLTB consent for iTaukei land, or Director of Lands approval for State land.
Negotiate the lease
Agree term, premium and annual rent; commercial leases commonly run 30–99 years.
Register the lease
Register with the Registrar of Titles so your interest is legally protected.
